Investment Philosophy

Our investment approach is guided by the following key principles:

Proximity to Atlanta

The property must be within a six-hour drive from Atlanta. We have found that this range allows us to efficiently manage projects both at acquisition and throughout their lifecycle.

Investment Size

We focus on properties valued at $5 million or less. This is the opportunistic gap between the local investor and institutional buyer that we strive to operate within.

Retail-Oriented Asset

We target properties with strong retail potential. These may include undeveloped land, vacant buildings, or cash-flowing investments (preferably with 15 years or less of combined lease term and options). The ideal property features frontage on a primary roadway, strong accessibility or potential access, and a location within a densely populated area or near high-traffic generators.
